ICF Construction in Tampa, Florida

Reinforced concrete walls for a city that sits on a shallow bay. We build ICF homes and shells across Hillsborough County that are ready for the storm Tampa has been warned about for decades.

Tampa's geography is the problem. The city wraps around a shallow, funnel-shaped bay, and much of its most desirable real estate — Davis Islands, Bayshore, South Tampa — sits only a few feet above it. After decades of near misses, the 2024 season showed Tampa Bay residents what surge and triple-digit winds actually do to wood-frame housing. Rebuilding the same way is a choice, not a requirement.

Net Zero Homes LLC builds insulated concrete form homes and structural shells throughout Tampa and Hillsborough County. Every wall is a solid reinforced concrete core wrapped in 5+ inches of continuous EPS insulation — engineered to resist hurricane-force winds and flying debris, and far better suited to Tampa's flood-prone lots than stick framing that has to be gutted after every water event.

We build under Florida contractor license CBC1253609, held since 1999 and ICF-exclusive since 2003, and we work with all major ICF systems rather than pushing one brand. Tampa is inside our core Gulf Coast service area, about an hour and a quarter from our Groveland headquarters.

Surge zones demand flood-tolerant walls

Large parts of South Tampa, Davis Islands, and the Westshore area sit in mapped evacuation and flood zones. Concrete ICF walls on an elevated foundation shrug off wetting that would mean tearing out framing and drywall in a wood house.

The teardown-rebuild wave

Tampa's infill market runs on teardowns — older ranch homes replaced by new construction on premium lots. Rebuilding in ICF costs roughly 3–8% more on the wall system but changes what the house can survive.

Cooling costs in a heat-island city

Tampa summers are long, humid, and getting hotter in the urban core. ICF owners commonly save 30–50% on cooling bills, and the homes typically need smaller HVAC systems from day one.

Insurance pressure is worst on the coast

Tampa Bay homeowners have watched wind and flood premiums climb sharply. A concrete home with hurricane and fire resistance may qualify for lower premiums, and a FORTIFIED designation can yield substantial savings on the wind portion.

Why Tampa homeowners are switching to ICF

Tampa buyers used to treat hurricane resistance as an abstraction. That era ended when Helene's surge and Milton's winds hit the region back to back. The question we hear now on Tampa lots is simple: what does it take to build a house we never have to evacuate our belongings from again?

ICF is the most direct answer available under the Florida Building Code. The walls are engineered to resist hurricane-force winds and wind-borne debris. Concrete carries up to a 4-hour fire rating. The walls don't rot, termites don't eat them, and STC 50+ sound performance quiets the traffic noise that comes with Tampa's density. ICF in Tampa: FAQs

Is Tampa in a high-velocity hurricane zone?

No — the HVHZ designation applies to Miami-Dade and Broward Counties. Tampa is, however, in a wind-borne debris region under the Florida Building Code, with design wind speeds that make impact protection and strong wall systems essential. ICF walls exceed what the code asks of typical frame construction.

Can you build ICF in Tampa's flood zones?

Yes. Much of coastal Tampa is in mapped AE or VE flood zones, which drive elevation requirements. ICF pairs well with elevated foundations, and the concrete-and-EPS wall itself tolerates moisture far better than wood framing if water does reach the structure.

How far is Tampa from your base in Groveland?

About an hour and a quarter. Tampa sits well inside our Gulf Coast service area, which runs from Tarpon Springs south through Naples, so we run projects there routinely.

Do Tampa permits treat ICF differently than block construction?

ICF is a recognized concrete wall system under the Florida Building Code, so permitting follows the normal engineered-plans path in Tampa and Hillsborough County. We provide the ICF-specific details and support your engineer and architect through review.
