Florida's Trusted ICF Experts
Built on a Florida contractor license held since 1999 and ICF-only building since 2003. We build one way — strong — because we've seen what Florida weather does to everything else.
Why We Went All-In on Concrete
Net Zero Homes started the way most good construction companies do — in the field. Our qualifying contractor earned his Florida building contractor license in 1999 and spent those early years building conventionally, watching wood-frame and block homes go up fast and, too often, come apart faster when a storm rolled in off the Gulf.
In 2003 we made a decision most contractors won't: we stopped building everything else. Insulated concrete forms had proven to us — pour after pour — that Florida buildings could be dramatically stronger, quieter, and cheaper to cool without exotic costs. Since then, ICF hasn't been a service we offer. It's the only thing we do.
Hundreds of pours later, that focus is our advantage. Our crews aren't learning ICF on your job. They've stacked, braced, reinforced, and poured these walls in every condition Florida can throw at a job site.
What We Stand On
Safety First
In how we build and what we build. Our job sites run clean and careful, and every structure we hand over is engineered to protect the people inside it — through hurricane seasons, fires, and decades of Florida weather.
Attention to Detail
ICF rewards precision. Plumb, square, well-braced walls and clean pours are the difference between a good ICF building and a callback. We sweat the details because concrete doesn't give second chances.
Energy & Cost Savings
We design every build to deliver on ICF's promise: 30–50% lower energy bills, smaller HVAC systems, potential insurance savings, and a building that costs less to own every year you live in it.
A Specialist, Not a Generalist
Plenty of contractors will tell you they "do ICF." Ask them how many ICF structures they completed last year. Building with insulated concrete forms is a different trade than frame or block work — different bracing, different scheduling, different details at every window, door, and utility penetration. Get those details wrong and you lose the energy performance and moisture protection you paid for.
Because ICF is all we do, we've refined every step: how we estimate, how we coordinate trades around a pour, how we detail openings for Florida's wind-driven rain, and how we support the architects and engineers we work with. We're also deliberately brand-agnostic — we work with all major ICF systems and recommend the right one for your project's engineering, budget, and schedule rather than pushing whatever's on our truck.
That's why homeowners hire us directly for custom ICF homes, from the first conversation about the lot through to the final walkthrough.
