ICF Consultation & Design Support in Florida
The decisions that make or break an ICF project happen before the first form is set. We help owners and design teams get them right.
Most ICF problems we get called to fix started on paper. A wall assembly that ignores how the forms actually stack. A window schedule priced for wood-frame openings. An HVAC design sized for a leaky house that this building will never be. Our consultation and design support service exists to catch those issues while they still cost nothing to fix.
Net Zero Homes builds under a Florida contractor license that has been ICF-exclusive since 2003, and we bring that field experience into your planning phase. Whether you are a homeowner comparing ICF costs in Florida, a builder pricing a first ICF bid, or a design team laying out a custom home, we translate ICF realities into decisions you can act on.
We work across Florida's Gulf Coast and Central Florida, and because we are brand-agnostic, our advice is about what serves your project — not what moves one manufacturer's product.
Why It Works
Fewer surprises at bid time
Plans reviewed by an ICF contractor before bidding produce tighter numbers and fewer change orders once concrete starts flowing.
Right system for the project
We work with all major ICF systems — Nudura, Fox Blocks, BuildBlock, Amvic and others — and recommend the one that fits your design, not a brand we are tied to.
Honest cost guidance
ICF typically adds roughly 3–8% to wall-system cost versus block or frame. We show you where that money goes and how energy and insurance savings pay it back.
Florida code fluency
Florida Building Code, wind-load requirements, flood-zone foundations, termite protection details on below-grade foam — we deal with these on every job.
Trade coordination built in
Electrical, plumbing, and HVAC in an ICF house are handled differently than in frame. We prepare your other trades before they set foot on site.
What a consultation covers
Every engagement starts with your plans and your goals. From there we typically work through:
- Feasibility and budget framing. Is ICF the right fit for this lot, this design, this budget? We give you a straight answer, including the cases where it is not.
- Wall assembly and system selection. Core thickness, form brand, reinforcement approach, and how the walls tie into footings, floors, and roof.
- Plan review for constructability. Opening sizes, corner counts, wall heights, and pour sequencing all affect cost. Small plan adjustments often save real money.
- Mechanical implications. A tight ICF envelope usually means a smaller, right-sized HVAC system. We flag this early so you do not pay for tonnage you will never use.
- Insurance and performance expectations. We walk through what ICF realistically delivers on cooling bills, sound, fire rating, and wind resistance — with the qualifiers that belong on every estimate.
Who this service is for
Homeowners planning a custom build use us to pressure-test their architect's drawings and their budget before signing contracts. If you are still deciding whether ICF makes sense at all, start with why ICF works in Florida and then bring us your questions.
Builders and GCs bidding their first ICF project use us to avoid the classic first-timer mistakes: underestimating bracing, mis-sequencing the pour, or pricing openings wrong.
Why early ICF input matters in Florida
Florida punishes buildings designed without respect for its climate. Wind loads drive reinforcement schedules. Humidity drives envelope detailing. Cooling costs drive insulation strategy. Flood zones drive foundation design, and ICF pairs well with elevated foundations where they are required.
A designer who has never detailed ICF can produce a beautiful set of drawings that fights the material at every turn. Our job is to make the drawings and the forms agree before anyone orders concrete. That is how projects hit their schedules and their budgets.
We build under Florida contractor license CBC1253609, held since 1999. The advice you get is from people who will stand behind a wall, not just a spreadsheet.
Timing matters more than most owners expect. Reinforcement and engineering decisions get expensive to revisit after permitting. Window and door packages ordered before the wall system is settled can end up in openings they were never sized for. Even the insurance conversation is worth having early — hurricane and fire resistance can lower premiums, and a home built toward a FORTIFIED designation may qualify for substantial savings on the wind portion, but only if the details that earn it are in the plans from the start.
How the process works
Reach out through our contact page or call 352-449-3249 with whatever you have — a napkin sketch, a full permit set, or just a lot and an idea. We review the materials, hold a working session with you or your design team, and deliver clear recommendations: system selection, budget range, plan changes worth making, and next steps.
If the project moves forward with us as the builder, the consultation work rolls straight into construction planning. If you build with someone else, you still walk away with a plan set that any competent ICF crew can execute cleanly. Either way, the goal is the same: no surprises after the concrete truck arrives.

Consultation & Design Support FAQs
When should we bring you into the design process?
As early as possible — ideally before the architect finalizes floor plans. Wall thicknesses, opening dimensions, and corner layouts all affect ICF cost and constructability, and adjusting them on paper is free. Adjusting them after permitting is not.
Do we have to hire you as the builder to use your consultation service?
No. Consultation and design support is a standalone service. Many clients use us to vet plans and budgets, then build with their own GC. If you want us to build or install the shell afterward, that option is there too.
Which ICF brand do you recommend?
It depends on the project. We are brand-agnostic and work with all major systems, including Nudura, Fox Blocks, BuildBlock, and Amvic. Wall height, design complexity, local availability, and crew familiarity all factor into the recommendation.
Can you help us decide between ICF and concrete block?
Yes, and we will give you an honest comparison rather than a sales pitch. ICF typically adds roughly 3–8% to wall-system cost over block or frame but delivers continuous insulation, better air sealing, and commonly 30–50% cooling savings. For some projects and budgets, block is still the right call — we will tell you if that is the case.
Do you review plans for projects outside your normal service area?
Our core area runs along Florida's Gulf Coast from Tarpon Springs to Naples and through Central and North Florida from Clermont to Live Oak. For consultation work outside those areas, ask — plan review does not always require us on site, and we will consider projects elsewhere.
