About ICF Construction

What are the benefits of building with ICF?

ICF walls pair solid reinforced concrete strength with over 5 inches of continuous insulation. That delivers hurricane and fire resistance, 30–50% lower energy bills, dramatic noise reduction, smaller HVAC needs, and potential insurance savings — in one wall system that lasts generations.

Are ICF homes energy-efficient?

Yes — it's one of the biggest reasons Florida owners choose ICF. Continuous insulation with no framing gaps plus concrete thermal mass typically saves homeowners 30–50% on energy bills compared to traditional wood-frame construction.

Can I build a multi-story structure with ICF?

Yes. ICF carries multi-story residential and multi-family work, and the system is used on buildings well above the heights a house reaches. We build single-family and multi-family.

Can I finish my ICF home with stucco or other exterior finishes?

Yes. ICF accepts stucco, siding, stone veneer, brick, and virtually any conventional finish — the form's built-in furring strips make attachment straightforward. From the curb, nobody can tell your home is concrete.

Do ICF walls have problems with termites or moisture in Florida?

Concrete gives termites nothing to eat, and Florida code requires termite protection detailing on below-grade foam, which we follow on every build. Properly detailed ICF walls also resist moisture intrusion better than frame construction — there's no organic material to rot or feed mold.

Storms, Coast & Safety

Can an ICF home withstand a hurricane?

ICF walls are steel-reinforced concrete, engineered to resist hurricane-force winds and wind-borne debris. Paired with a properly engineered roof system, ICF is among the strongest ways to build in Florida. Safe rooms built to FEMA criteria are designed for winds up to 250 mph.

Can I build near the coast?

Yes — ICF is arguably the best coastal wall system available. It offers superior resistance to hurricanes, high winds, salt air, and moisture intrusion, and pairs well with elevated foundations in flood zones. See our coastal & hurricane-resistant builds service.

What is a Safe Room, and do you build them?

A safe room is a reinforced space designed to FEMA P-320/P-361 criteria to protect occupants during extreme weather, including winds up to 250 mph. We build them into new ICF homes and as additions — a concrete room your family can trust when it matters most.

Do ICF walls help lower insurance premiums?

Often, yes. Concrete construction's wind and fire resistance can reduce premiums, though how much varies by carrier and by policy. We'll help you document your construction for your insurer.

Working With Us

How long has Net Zero Homes been building with insulated concrete forms?

Net Zero Homes LLC was formed in 2015. Our qualifying contractor has held Florida building contractor license CBC1253609 since 1999 and has built exclusively with insulated concrete forms since 2003.

What areas do you serve?

Florida's West Coast from Tarpon Springs through Naples, and Central & North Florida from Clermont through Live Oak — including Tampa, St. Petersburg, Clearwater, Sarasota, Orlando, The Villages, and Ocala. Outside those areas? Ask — we take on projects statewide.

Can you assist architects or contractors unfamiliar with ICF?

Yes — it's a core service. We provide technical expertise, ICF-specific details, estimating support, and on-site collaboration for design and construction teams taking on their first ICF projects.

How much does ICF cost compared to block or wood frame?

Typically about 3–8% more in total construction cost, recovered over time through energy savings, potential insurance reductions, smaller HVAC equipment, and lower maintenance. We'll give you real numbers for your specific plans — free.

Which ICF brand do you use?

We're brand-agnostic and experienced with all major ICF systems (Nudura, Fox Blocks, BuildBlock, Amvic, and others). We recommend the system that best fits your project's engineering, availability, and budget.
